We conduct a two-part screening process to determine your eligibility for tenancy. The first step is a credit check processed by a third-party company. The second step consists of income verification and rental verification.
It is our policy to offer equal housing for all people regardless of race, color, religion, sex, national origin, disability status, familial any other protected characteristic recognized by federal, state, or local laws.
Applicants must be 18 years of age or older. Anyone 18 and older residing in the apartment will be required to be a lessee. Therefore, all occupants 18 and over will be required to fill out an application.
Applicants must present proof of identification as described below, which will allow your application to be processed.
The standard process is based on the following criteria:

The applicant screening service uses VantageScore 3.0, obtained by checking publicly available data on each applicant and used in this process to assess the applicant's ability to make rental payments. VantageScore 3.0 results are not necessarily similar to scores used by other companies such as Equifax and TransUnion. The use of VantageScore 3.0 allows an objective assessment of each application
Excluding student loans and medical bills, you cannot have collections that exceed $500.00.
__Your gross monthly income from all legal sources must be three times the amount of rent.__.
Insufficient income may be grounds for a declined application. An applicant's liabilities will also be considered when determining whether an apartment is affordable.
We will consider the combined income for roommates. If an applicant holds a Housing Choice Voucher, rental income criteria will be based on applicant's portion of rent.
We do not allow cosigners.
You must be able to provide documented verification of all legal sources of income, including employment, SSI, Unemployment Insurance, child support or alimony, housing choice voucher, etc. No illegal or unverifiable source of income will be considered.
We require a current bank statement (showing enough to cover move-in costs and another financial document such as a pay stub, award letter, job offer letter (for future employment only), tax return form (required for self-employed applicants only), etc. If employed, pay stubs should demonstrate tax withholding by the employer. Self-employed individuals should be able to present their most recent quarterly tax report. The application process will move much faster if you submit these items along with your application. Failure to submit these documents in a timely fashion (maximum 3 days from application) may result in a declined application.
You must be able to verify you current residence by providing:
Name and phone number or other contact information of landlord, management company, leasing agent, etc. Homeowners may submit proof of mortgage payment as verification.
The application process will move much faster if you submit these items along with your application. Failure to submit these documents in a timely fashion (maximum 3 days from application) may result in a declined application.
You cannot have any outstanding balances with any current or previous rental housing provider (landlord).
All applicants will be asked to show proof of identification such as the following:
• U.S. Citizen - Birth certificate, passport or driver's license
• U.S. Citizen by Naturalization - Naturalization Certificate
• Permanent resident card or green card
• Passport from country of origin and/or valid visa
• Asylee - I-94 form
DISCLOSURE NOTICE OF COOK COUNTY HUMAN RIGHTS ORDINANCE
I understand that pursuant to the Cook County Human Rights Ordinance I have rights afforded to me concerning criminal background screening. A landlord may only look at the past 3 years of criminal conviction history from the date of the application.
I have a right to know all the criteria up front including credit, criminal, past residential history, employment history, crime free lease addenda, security deposits, pets, smoking and any other qualifying criteria.
I also have the right to receive my own copy of the background report and understand the law that says: "After the Landlord obtains the criminal background check results and provides a copy of the same to the Applicant within five calendar days, the Applicant shall have five (5) business days to produce evidence that disputes the accuracy or relevance of information related to any criminal convictions from the last three (3) years."
